Study on Tourism Landscape Real Estate in China

Landscape real estate is a high-grade product of tourism development and real estate industry, and a new real estate development mode integrating both investment and consumption. This paper, based on analyzing concepts and characteristics of tourism landscape real estate, elaborated basic principles of landscape real estate development by taking Guosetianxiang in Chengdu City for example, and proposed suggestions for the future development of tourism landscape real estate.     

生态农业观光园景观评价体系研究

为了建立适用于各种类型的生态农业观光园的景观评价系统,了解各景观元素在生态农业观光园景观营造中的作用,笔者应用层次分析法的原理,构建一套完整的生态农业观光园景观评价指标体系,运用专家咨询法和萨蒂(Satty)制定的1~9标度法构造判断矩阵,计算出各评价因子的权重。系统运算结果表明,项目层中自然景观的权重远大于人文景观和生产景观,因素层中农业景观权重最大,其重要性高于同项目层下园林植物景观,在指标层中,农业景观总体意象权重最大,其次是物种的多样性,农事体验、农事活动、民风民俗展示、园林建筑总体风格也占有一定的地位。该研究为生态农业观光园的景观设计与营造、等级评定及分级管理和分级指导提供理论依。     

The Art of Landscape Design of the Grand Sight Garden in Novel "The Story of the Stone"

The Grand Sight Garden in Chinese traditional novel "The Story of the Stone" takes an important position in Chinese traditional landscape architecture.In this paper,the aesthetic value of the Grand Sight Garden is analyzed and the real meaning and practical value of this fictitious "garden" is discussed from two aspects: composition structure and artistic conception.     

诗考唐大明宫的园林植物

大明宫国家遗址公园的规划与建设使大明宫成为了社会和学术界关注的焦点,研究唐大明宫的园林历史能够对唐大明宫国家考古遗址公园的绿化树种选择有一定的参考价值,同时为中国国家遗址公园绿化规划与设计提供一种研究思路和方法。笔者通过对历史资料的收集及分类,特别是对唐代诗歌的研究,对与唐大明宫园林相关的诗文加以分析、推测和考证,初步整理唐大明宫皇家园林植物的种类,并总结其园林特色。     

A Study on the Phases Division of Real Estate Project Life Cycle in China

Recently,many large and medium-sized real estate companies in China have attempted to construct a standard project management system regarding project culture,organization and value chain,to enhance their ability of integrating resources and effectively delivering projects.An appropriate definition of project phases is the base of standard management for these enterprises.According to the existed literature and the observation of some real estate companies,a Six-Phase(SP) approach is presented.The method standardizes real estate project in China by dividing a project life cycle into six phases.A case study shows that the six phases correspond appropriately with those suggested by the departments of four real estate companies.An industry survey by means of questionnaire has also been conducted.The respondents,most of which are the CEOs from 50 real estate companies in China,agreed that this approach is reasonable and acceptable.     

Humanistic Design of Campus Waterscapes:a Case study of the Ruzi Lake Landscape Architecture Design of Ludong University

This is a study case of the Ruzi River landscape architecture design of Ludong University.According to the principles of no-pollution,ecologicalization,culture-orientation,sustain ability,adaptation to local conditions and practicability,the campus is made a place for study and leisure for teachers and students with the application of China's classical garden design techniques such as "opposite scenery", "background image themed scenery", "four seasons landscaping", "landscape levels" and "screen view".Based on this example,this paper has made an in-deep research on landscape architecture design of universities.     

New Financial Tool of Real Estate - Real Estate Investment Trust

The real estate investment trust (REIT) as a new tool of real estate investment is introduced in this paper by the way of analyzing the status quo of real estate circulation funds. The importance of developing REIT in China is analyzed. Referring to the foreign experience, the basic principles, classification of REIT and the different characteristics for the investors and the real estate companies are introduced. The difficulties in developing REIT in the capital market and in the investment market in China are discussed. The countermeasures to deal with the situation are presented. REIT is valuable in forming the real estate investment market and healthy development of real estate.     

基于Quest3D的虚拟园林漫游系统的设计与实现

摘要：目前,虚拟现实技术在园林中的应用尚处于探索时期,但随着计算机软硬件水平的提高和可视化技术的不断发展更新,虚拟现实技术在园林中应用的领域逐渐广阔,对园林设计的影响也越来越大。本文以一个城市广场的园林设计为例,结合Quest3D技术制作开发了一个园林漫游展示系统。介绍了园林漫游展示系统的设计过程,研究了园林场景的建模、植物和水体模型的控制、光照和阴影设置、摄像机设置等问题。探讨了Quest3D技术在园林设计中的应用,研究了园林交互展示的相关技术,总结了构建园林漫游展示系统的方法和过程,为园林设计的展示提供一种有效的方法和途径。     

承德滦阳休闲度假园区旅游规划设计

根据对实地的考察研究,指出目前承德旅游业存在的主要问题,并在此基础上引入田园城市理论和景观生态学原理,从规划目标、规划理念、总体布局规划、园区规划、环境景观规划等方面对承德滦阳休闲度假园区进行规划设计。该规划以休闲农业为基础,田园城市为目标,以期打造一个管理有序、旅游安全、游客云集、经济效益稳步增长、可持续发展的休闲度假园区,也希望能为今后开发建设休闲农业园区及城市规划等方面提供理论依据。     

Real Estate Appraisal Enterprises to be Standardised

Although it is not long since the Chinese real estate appraisal agencies appeared in China, they have been developing quickly. With the increase of real estate appraisal portfolio, the number of real estate appraisal agencies in the market also increases. However, because of the loose management in this field, there are many operation that are not standard and not allowed by the operating rules. This paper tackles this problem on the basis of the special relationship between real estate appraisal agencies and banks, analyzes the present situation in this field in detail and puts forward the strategies accordingly.     

试论述中国风台地园林的景观塑造-博山文姜公园雪浪清音园区景观设计解析

笔者在对台地基址特征充分认识及了解中国古典园林的创作思想和特点的基础上,通过对博山雪浪清音台地园区的景观设计进行实践研究,探讨在台地园景观设计中,如何结合地形,运用中国古典园林的传统造园手法,创造出独特的中国台地园林景观,使中国园林造园手法与台地场所的利用统一起来,希望为中国台地园林的建设提供借鉴和指导。     

Development And Countermeasure of Timeshare Estate

In this paper the concept and active impaction on economy of timeshare were introduced. According to supply, demand and basic condition, developing timeshare estate were provided with basic condition in China. Analyzing the history of timeshare we can get the conclusion that it was unused real estate to startup the timeshare and so the development of timeshare in China have partly active effect. At last, in this paper the policy risk, consumption anticipation risk, lack of demand risk, product design risk, market orientation risk, system management risk, competition risk, internationalization risk, and market impression risk were analyzed except the market risk, business risk and polity risk and so on which were the common risks of real estate. And the countermeasure and measure how to promoting the development of timeshare estate were put forward.     

新加坡热带园林植物景观设计初探

植物景观是城市景观的重要组成部分,在反映城市印象和推动度假旅游业的发展过程中具有重要的作用。而研究热带地区植物景观设计的理念和营造手法,对充实热带园林相关理论和丰富植物景观设计艺术手法等方面都具有理论意义。本文采用文献查阅和实地调研相结合的研究方法,对新加坡的植物景观进行研究,总结出新加坡植物景观设计中多元文化的浪漫主义色彩和从“花园城市”到“花园中的城市”的生态理念两个指导思想;分析出新加坡植物景观强调自然与生态、重视庭荫树和芳香植物、注重立体绿化和与其他造景要素紧密结合等特征。并从新加坡的植物景观设计理论与手法上提出我国热带地区园林植物景观设计的发展建议。     

Discussion about the Landscape-superposition by Means of Isomorph-accumulation on Mountainous Landform

Based on the system science and by analyzing the landscape of "qian hu miao zhai" in Guizhou Province and a landscape project along Jialingjiang River in Chongqing, in this paper, to seek a design method for mountainous city landscape is investigated by creation of landscape-superposition through isomorph-accumulating on mountainous landform in order to provide a new approach for the design of distinctive landscape in mountainous cities.     

乡村园林景观规划设计研究——以周村生态体验园为例

乡村园林的景观规划设计,为乡村旅游业的发展注入了新的活力,是不可或缺的可持续发展产业中坚力量。设计具有独特人文气息与魅力的生态文化景观是乡村园林景观规划设计急需解决的问题。从景观规划相关理念出发,阐释了乡村园林景观的运行模式和类型,以及景观生态学等原理,提出了设计的原则和方法。以周村生态体验园的景观规划设计为实例,提出了各方详细的设计思路,得出乡村园林景观规划设计策略。乡村园林生态体验园的设计特色,决定了它与周边互相依存的生态关系。在自然环境中渗透景观设计要素,能够很好的传达当地的历史文化传统,塑造乡村旅游特色,为乡村的经济发展提供更加坚强的后盾。研究结果也可为今后乡村园林景观实际项目的可持续发展式规划和设计提供理论基础。     

Analysis on Location Selection for Real Estate Development Based on Set Theory

In order to increase the early decision-making accuracy of the real estate development and lower the overall risk of real estate investment, this paper explored the locations for projects of real estate development in the aspects of theoretical methods and technical levels. The evaluation system of housing project sites was established. It constructed the set model for real estate development projects and studied the concrete operation of the model in practice with a prac- tical example with the rough set theory. The test results showed that the method can reduce impacts from the experience and subjective awareness of decision-makers and increase the accuracy of location decisions.     

Regional Cultural Characteristics of Xishu Garden

Classical Chinese garden is a compound artwork of material and spiritual construction,and Xishu Garden is a regional product with outstanding characteristics and high quality among classical Chinese gardens,it has special spiritual construction and outstanding regional characteristics.Regional cultural characteristics of Xishu garden are analyzed from the perspectives of philosophy consciousness,spirit of history and comprehensive art,especially the gardening view based on Taoism,memorial significance,spirit of history and style it inherits from the Tang and Song Dynasties.Enlightenment of Xishu Garden on modern landscape architecture is elaborated.     

从古典园林到山地公园规划设计

人与自然山水的关系向来密切。随着社会的发展,人们生活水平的提高,生活于现代物质文明中的人们,渴望舒缓由高节奏的生活带来的紧张与压抑。于是,寄情山水就成了人们逃离喧嚣的手段。所以,山地公园就成了人们特殊的情感场所和户外开放空间。山地公园由于其富于变化和立体感的自然景观特色,以及丰富的人文景观内涵,越来越受到人们的亲睐。但现代山地公园的建设并没有真正结合山地特点,山地景观资源非但没有得以利用和保护,反遭破坏,景观的城市化、现代化较为严重,与山地周围环境不协调。笔者希望从传统古典园林中得到启发,以求能够指导山地公园的规划设计,创造出大自然的美妙景观。     

Occurrence and Prevention of Garden Plant Sunscald

To explore the occurrence laws of garden plant sunscald in summer,the authors investigated occurrence of garden plant sunscald systematically in Suzhou classical gardens and some other gardens in the downtown areas and outskirt of the city,classifi ed the severity of sunscald into"severe","moderate"and"slight".The study aims at offering references for garden landscape planning and management departments.     

Strategy Analysis of Improving Executive Ability of Subject and Object in Landscape Design Teaching

In view of the relationship between executive ability and landscape design teaching, the paper put forward that the executive ability is a key factor restricting teaching effects of landscape design, and then analyzed factors influencing executive ability of subject-object (teachers and students) in the teaching. Aiming at these factors, executive ability of teachers and students in landscape design teaching could be improved by modifying teaching management system, teacher training, developing the role of "project-oriented learning" in shaping the executive ability, and cultivating students' self-study ability, so as to improve the teaching effect of landscape design.
