省会城市土地市场化程度评价实证研究——以郑州市为例

摘    要:目前,我国城市土地市场运行失灵的主要原因仍是市场机制的不足,因此对郑州市土地市场化程度的评价对调控和规范土地市场具有重要的意义。以郑州市2002~2006土地市场交易资料为基础数据,采用特尔斐法和层次分析法对郑州市土地市场化程度进行定量化评价,结果表明,由于土地市场公开出让低以及二级市场活跃度不高,郑州市土地市场化程度略显偏低。

Abstract:At present the main reason in city land market still was machine-made insufficiency,therefore to regulate the Zhengzhou land market degree it is the vital significance to appraisal the land market.In the article land market transaction material from 2003~2006 in Zhengzhou city being taken as the foundation data,the natural quantitative appraisal to the Zhengzhou land market degree was conducted,and the findings indicated the Zhengzhou land market degree slightly revealed somewhat low,and the reason was in the land market publicly with low price as well as two levels of markets live skip was not high
