哈医大轨道站点建设对其周边地区房价的影响

摘    要:主要讨论轨道交通与地区发展的作用关系,分别从开发商、商家或企业和居民3个方面,分析地铁站点空间利用给周边地区各自带来不同程度的经济效益。交通建设产生的聚集效应是使站点地区具有更大的商住区,轨道交通的建设提升了站点周边地区可达性,带来高经济回报率的土地使用功能的聚集,在土地高回报率的前提下,站点影响区内的居住区开发强度必然高于站点影响区外的居住区,从而相应促进房价的提升。

Abstract:The relationship between rail transportation and regional development was mainly discussed. From three views of developers, merchants or businesses and residents, different levels of economic benefits obtained from the space utilization of metro station were analysed respectively. The gathering effect due to traffic-building impelled the appearance of larger residential and commercial areas in station region. Rail transit construction improved the accessibility of its surrounding areas, which led to the aggregation of land use functions with high economic return rate. On the premise of high land return rate, the development intensi-ty of residential area in site affected zone must be stronger than that out of affected zone, and the housing price would rise corre-spondingly.
