农村土地承包经营权抵押价值及其影响因素研究

摘    要:根据对江苏泗洪、江都、仪征398户农户的调查数据,首先构建了农地承包经营权租让的意愿需求曲线和意愿供给曲线,推算出农地承包经营权租让的均衡意愿价格,作为农地承包经营权抵押的最低价值。然后运用Probit模型分析影响农户参与农地承包经营权抵押贷款意愿的因素。再依据走访信贷员得到的关于金融机构接受农地承包经营权抵押贷款的条件,分析何种情况下的农地具有抵押价值及其价值的高低。最后从农地承包经营权抵押贷款的供需两方面提出政策建议。

Abstract:Based on the investigation of 398 rural households from Sihong,Jiangdu and Yizheng,Jiangsu Province,first of all,we construct the demand and supply curves of the farmers'' potential willingness in land contracted right leasing.From the demand and supply curves,we calculated the equilibrium price in land contracted right leasing willingness,which can be regarded as the minimum mortgage value of rural contracted-land management right.Then we made an statistical analysis on the influential factors of farmers'' degree of participation in land contracted right mortgage loan by using the Probit model.In the period of visiting loan officers,we learned the main conditions to the accepting land contracted right mortgage loan of financial institutions.And we analysed which circumstances the rural land was valuable and explained the size of values.Finally,we tried to put forward some policy suggestions from demand side and supply side of rural contracted-land management right mortgage loan.
