太原市晋源区姚村乡耕地定级估价研究

摘    要:通过对太原市晋源区姚村乡耕地进行定级估价研究,对耕地的定级估价方法进行了探讨,提出利用动态聚类分析法进行耕地级别的划分,利用动态聚类分析中求得的聚点分值.选取具有代表性的样点测得聚点纯收益,运用收益还原法求得级别地价。利用动态聚类分析法求级别和利用聚点纯收益求基准地价,使定级与估价合为一体。

Abstract:Grounded in the study on grade and price appraisal of the cultivated-land in Yao village, Jinyuan zone, Taiyuan, this paper made a research of the ways of grade and price appraisal, one of which is to decide the cultivated-land grade with dynamic-cluster-analysis and get the cluster branch value at the same time, select typical specimen and measure cluster point net benefits and obtain the grade and price of cultiveted-land with profit reduction law. Utlizing the dynamic cluster analysis law to request level and the use cluster point net benefits requests the criterion land price. Cause the decide grade and level act as to together against appraising the price.
