| 摘 要： | 农用地定级估价研究是《土地管理法》的重要基础工作之一。根据新的农用地定级估价规程,制订石柱县耕地定级估价的整体思路和技术路线。在耕地定级基础上,应用样点数据,构建"纯收益—定级指数"模型,测算耕地级别基准地价,然后分别测算耕地的社会保障价格和社会稳定价格,最终得到石柱县耕地定级估价成果。

| Abstract: | Farmland gradation and evaluation is one of the important basic works of carrying out and implementing the land management law in China.According to the new farmland gradation and evaluation regulation,the author formulated the whole thinking and technical route of farmland gradation and evaluation in Shizhu county.After the gradation of farmland,the sample plot data were used to construct " net income-gradation index" model,and the standard farmland price was calculated.Then the model was used to calculate the social security price and social stabilization price of farmland.Finally,the results of the farmland gradation and evaluation in Shizhu county were gotten. |
