土地城镇化发展研究综述

中国城镇化和工业化的快速发展,促使农业用地以较快的速度转换为城市用地,为制造业、房地产业和城市基础设施建设奠定了基础,但高速扩张带来的却是土地的低效利用,城镇化开发空间不足。在综述土地城镇化概念的基础上,沿着土地城镇化发展思路,从测算方法与体系、发展现状及影响、土地利用方式变化原因以及应对3个方面总结和梳理现有研究成果,指出中国城镇化进程中土地城镇化存在用地增速过快和城乡建设用地结构不合理两大问题,并认为土地城镇化发展的驱动机理分析是未来土地城镇化研究领域的重要命题。

Review of Research on Land Urbanization Development

The rapid deve1opment of China′s urbanization and industria1ization 1ed to faster conversion between agricu1tura1 1ands to urban 1ands,which aided the foundation of the rea1 estate,manufacturing and 1and urban infrastructure. However, high-speed expansion brought the inefficient uti1ization and the 1ack of urbanization deve1opment space. Land urbanization was reviewed in this paper,based on the concept of urbanization,then went on the 1and urbanization deve1opment idea,the mea-suring method and the deve1opment status and inf1uence to summarize existing research achievements. Conc1usion was that during China′s urbanization process,the 1and use growing too fast and unreasonab1e structure of urban and rura1 construction 1and were two main issues. Research on the driving mechanism of 1and urbanization wou1d be an important topic in the fu-ture.
