基于logistic的城郊宅基地流转意愿分析

随着社会发展和城市化进程的推进,宅基地流转问题已经成为管理者和普通民众不得不面临的问题之一,流转所产生的产权纠纷逐年增加。宅基地已经逐步从单一的基本居住性保障资源变为农户在生产生活中重要可利用资产。【目的】以新疆昌吉市四村农户样本,针对农户宅基地流转行为影响因素进行分析。【方法】利用SPSS17.0软件,采取二元Logistic模型对影响农户流转行为因素进行回归分析。【结果】受教育程度、是否愿意出售宅基地改善生活、是否愿意捐献部分收益改善基础设施建设、村集体如何批准和是否得到公示 指标检验值水平显著,其他变量不显著。【结论】健全和完善我国法制环境,保护农户合法权益,规范宅基地流转市场,保障农户生活水平持续向前发展,积极探索因地制宜的流转形式是发展的客观要求。

The Analysis of Farmers’Willingness of the Suburbs Residential Land based on logistic

Residential land problem has become one of the problems of managers and the ordinary people have to face with the social development and the advancement of urbanization, and the disputes increases year by year. The homestead has gradually from a single basic living security resources to important available assets of farmers in the production and living. 【Objective】Four village farmers in Changji of Xingjiang sample, farmers land circulation behavior influence factors were analyzed. 【Method】By using SPSS software,take the binary Logistic model regression analysis on the factors affecting the circulation of farmers. 【Result】The Level of education, whether want to sell the homestead to improve the living, whether willing to donate part of the proceeds to improve the infrastructure construction, how the village collective approval and whether the publicity value of index levels significantly, other variables are not. 【Conclusion】Perfection of the legal environment, protect the legitimate rights and interests of farmers, regulate the circulation of land market, safeguard farmers living standards continue to move forward and explore the flow form of adjust measures to local conditions actively are the objective requirements of the development.
