| 摘 要： | 改革开放开始的土地有偿使用制度是我国国有土地市场化的开端,随着时间推移,市场越来越成熟,市场框架越来越完善。通过文献梳理和实证调查,得到由土地征购、土地交易一级市场、二级市场和三级市场4部分组成的我国城市国有土地市场结构概念模型。对每类市场的市场主体、产权类别、交易方式、产权载体等内容进行详细分析,总结提炼出本市场结构中还存在征地比例过高,城乡土地市场割裂,土地市场建设滞后等不足。

Analysis on the Conceptual Model of the Urban State Owned Land Market Structure in China |

| Abstract: | Since the reform and opening up,the state owned land market is begin to construct. As time goes by,the market is becoming more and more mature,and the market framework is becoming more and more perfect. Through the literature review and empirical investigation,urban state-owned land market structure concept model is com?posed of four parts:the purchase of land,land transactions in the primary market,secondary market and tertiary market. We analysis each type of market and summed up the shortcoming of market structure,that is,a high propor?tion of the land,separation of urban and rural land market,land market construction lag. |
