阐述了小产权房,通过政府与集体经济组织之间的利益博弈和购房者与集体经济组织之间的合作博弈分析,得出政府将继续反对开发小产权房,但集体经济组织和购房者都将支持小产权房的开发与买卖。指出解决小产权房的问题应该兼顾国家、集体、个人利益,通过立法、改革土地制度及住房保障等措施,以切实解决民生问题。

Analysis on Small Property Right House Market From the View of Interest Game

In this paper,the inevitable reality of small property right houses’ existing was expounded,by analyzing the game between government and collective economic organizations,house buyers and collective economic organizations,It was concluded that governments would continue opposing the development of small property right houses,but house buyers and collective economic organizations would support it.To solve this problem,the interests of state,collective economic organizations,and individual should be taken into account.Legislation,land system reform,housing security system,etc.,should be carried out,so as to grant the people’s livelihood demand effectively.
