| 摘 要： | 通过综述前人的观点,界定了农地发展权的含义以及农地发展权价格的内涵：农地发展权是改变农地原来的使用性质,变更为建设用地的权利;农地发展权价格是指农地转变为非农建设用地后,建设用地的价格减去原来农地的价格、开发农地的费用、管理费用和利润后的价格。运用土地经济学原理,阐释了农地发展权价格产生的机理,主要是农地用途的多样性以及农地发展权供给与需求的变化。分析了农地发展权价格的影响因素,主要有农用地价格、建设用地价格、城镇土地的供需矛盾、土地用途、农地自身的因素。
