| 摘 要： | 以重庆市九龙坡区为例,对引入外部性的因素法体系的农用地估价进行探讨。分别用两种因素法对九龙坡区农用地进行定级估价,并对两种估价结果进行比较。引入外部性后,9个级别中3个级别的基准地价降低,但是单元总体的价格是增加的。 |

| Abstract: | In this paper, we will research the impact of exterior-factor in the case of agricultural land grading and evaluation of Jiulongpo district in Chongqing city. After evaluating the land with factor methods and exterior-factor method, the results will be compared, the agricultural land datum prices of three grades decrease, but the average prices increase when the exterior factors are considered. |
