城市土地区位价格及其应用研究

摘    要:中国城市土地价格评估因为存在着重现状、轻预测等问题,导致了其价值不能完全显化,阐述了城市土地区位是城市土地价格的度量衡。城市土地区位对地价的影响度呈辐射递减,反映出土地用途上的空间布局变化,因此城市土地区位地价是城市规划的导航仪。

Abstract:There has been the problem of attaching the importance to the state of land, but neglecting for casting the increase in its value in the future in the estimation of land values in cities in China, which often results in the incorrect assessment of urban land properties. This paper holds that the location is the criteria of measurement of urban land: the nearer to the center of the city, the dearer of the land value. Therefore prices of urban land can he set based on its distance from the city center.
