Using hedonic pricing models, this paper analyzes the impact of houses of worship (HoWs) on the prices of adjacent condominiums in Hamburg, Germany. It addresses the questions of whether this impact differs between Islamic and Christian religious centers, whether potential effects persist even after the house of worship has been deconsecrated, and whether church bells affect residential property prices. This is one of the first studies on this subject to have been conducted outside the U.S. Controlling for spatial dependence and by using potentiality variables, positive externalities of HoWs within a radius of 1,000 m were identified. Compared with properties beyond this threshold, price premiums of 4.6 percent were detected for condominiums at distances of 100–200 m to the next house of worship. The results also show that the positive externalities near mosques do not differ from those of HoWs of other religions and that the positive effect of churches continues to be felt even after they have been deconsecrated. The influence of church bell ringing on the prices of surrounding residential properties, however, could not be substantiated.  相似文献

As the new century approaches, the problem of aging society is confronting us. The housing market for elders is becoming a constituent of the housing market in China. It is an indisputable way that credit and insurance play roles in the process of promoting the elder's housing consumption. This paper introduces a different kind of credit-inverse mortgage, suitable for elders, and explores its characteristics and three main forms. Creative destruction is a key driving force behind industrial development. The continuing process of creative destruction provides an impetus to regional industrial renewal. Our analytical framework emphasizes the ways in which firm exit creates a stimulus for firm entry is complementary to the process of technological change and industrial renewal articulated by Schumpeter who pays attention to how new entrants bring in radical innovation and new products, making incumbents' products and technologies obsolete and forcing them to exit or catch up. Using firm‐level data of China's industries during 1998–2008, this paper seeks to argue that the relationship between firm exit and entry has been constantly shaped by an assemblage of various factors, including not only firm characteristics, but also industrial linkages, and most importantly, national and regional institutional contexts, particularly in the context of China where a triple process of decentralization, globalization, and privatization has resulted in enormous spatial and temporal variations in the economic and institutional landscape.  相似文献

We focus our research on this question: Does an expansion in the percentage of labour employed in the manufacturing sector lead to reductions in the poverty rate? While some research suggests that regional differences in the employment share of the manufacturing sector explain variation in poverty rates, we do not find empirical evidence of this poverty‐ameliorating effect in our regression analysis of Canadian Census Districts between the years 2001 and 2006.  相似文献

The total requirement for affordable new housing in the world is extremely large, and in many countries presents major challenges to local building industries which-if they continue to use traditional building methods-will be unable to supply what is needed in terms of quantity, quality, performance or cost. In Europe, since the end of the Second World War, there have been numerous attempts to mass produce housing-mainly in order to build faster, overcome skills shortages and cut costs. The majority of those methods were based on the use of concrete and, for a variety of reasons, in the UK many of them performed badly [almost half the concrete tower blocks built in Britain the 1960s and 70s have already been demolished or are scheduled for demolition]. In the mid 1970's the Greater London Council [GLC]-already disenchanted by their experience of precast concrete building methods-experimented with volumetric/modular steel housing, and built a demonstration block of modular flats in the Borough of Hackney. The results were highly encouraging, but the programme was terminated when the GLC was closed down. However, that modular housing work attracted the attention of several large hotel chains that then used modular building techniques to construct several hundred budget price hotels in the UK. Today attitudes towards modular building methods have changed considerably, particularly among major developers. Most new hotels now incorporate pod bathrooms and large numbers of university students are being accommodated in new modular halls of residence. New material combinations and module production techniques have further increased the many advantages offered by modular construction, particularly in terms of higher acoustic performance and lower cost. The success of recent high profile modular housing projects in the UK and other EC countries bodes well for modular housing in Europe, and the PATH advanced housing technology initiative in the USA suggests modular is also poised to take off there in a big way. Modular housing could soon become a major international industry.  相似文献

The combined housing mortgage loan is different from the pure housing accumulation fund loan and the commercial housing mortgage loan because of the special requests of applicant, gage, term of loan and rate. To study the combined housing mortgage loan, we established a theory model for it. Through this model, we can work out the term of loan, the repayment of capital and interest every year. Then we suggested the current mode of repayment be changed from average repayment to increased repayment by degrees according to the increase of family income. The term of loan can be lessened by this repayment mode. At last, we established a combined housing mortgage loan model containing savings contract loan. Through it, the model out the term of loan, the repayment of capital and interest every year can be worked out including the savings contract loan.  相似文献

Using data from 1977 to 2009, we explore whether the agency issuing federal aid to states influences the rate of state economic growth. We find that agencies' housing poverty alleviation programs, such as the Department of Health and Human Services and the Department of Labor, have negative effects. The Department of Commerce and the Department of Interior have consistent positive effects, although this last effect is due to inordinately disproportionate spending in the state of Wyoming. Overall growth effects are relatively modest, suggesting that potential future cuts to federal discretionary spending may not be as damaging as feared.  相似文献

Citrus fruit are non-climacteric. However, exposure to exogenous ethylene, e.g., during ethylene degreening, stimulates various ripening-related processes in the peel tissue, such as destruction of the green chlorophyll pigments and accumulation of orange/yellow carotenoids. Nonetheless, it is not yet known whether exogenous ethylene affects internal ripening processes in citrus flesh. To address this question, we examined the possible effects of ethylene on taste, aroma, perceived flavor, and nutritional quality of various citrus fruit, including ‘Navel’ oranges, ‘Star Ruby’ grapefruit and ‘Satsuma’ mandarins. Exposure to ethylene enhanced peel color break, and respiration and ethylene production rates in all citrus fruit tested. However, ethylene degreening had no effect on juice total soluble solids and acid contents, and had only minor effects on contents and composition of juice aroma volatiles. Moreover, sensory analysis tests revealed that ethylene degreening did not affect the flavor of oranges and grapefruit, but marginally impaired sensory acceptability of mandarins; the latter change could be attributed, at least partially, to storage of the fruit for 5 days at 20 °C. Nevertheless, ethylene degreening did not enhance off-flavor perception or accumulation of off-flavor volatiles, nor had any effect on levels of health promoting compounds such as vitamin C, total phenols and flavonoids, or antioxidant-activity of citrus juice. We conclude that although ethylene affects peel color break, it is probably not involved in regulation of internal ripening processes in citrus fruit and, therefore, does not impair internal fruit quality.  相似文献

This paper investigates the effects of household labor migration on rural household decision making over on the abandonment of farmland using 11,413 rural households' data from 2012 to 2016 in China. The results demonstrate that with every 1% increase in the number of 1, 2, 3, or more household migrant laborers, the average probability of rural households' farmland abandonment increases by 2.9%, 5.0%, and 7.8%, respectively. There is an inverted U-shaped relationship between the average age of household migrant laborers and farmland abandonment. Both off-farm employment and part-time employment have positive impacts on farmland abandonment. If the age of the household head is younger, the number of household members is smaller, the village has suffered natural disasters, and village elevation is higher, rural households with laborers migrating are most likely to abandon farmland. As the rural household laborer migrates, the wage earning of rural household increases, which leads to the households gradually giving up management of farmland, which may be an important mechanism for Chinese households abandoning farmland. The establishment of a paid transfer system may be an effective way to solve the issue of farmland abandonment.  相似文献
