Nuclear power plants can theoretically influence property values through a number of different channels. The public perception of risk associated with the potential hazard from the operation of a nuclear reactor and the storage of nuclear waste may lead to lower bids on properties in close proximity to the plant. In contrast, workers at the plant may be less concerned with any potential hazards, and may actually value being in proximity to the workplace. Hence, one cannot a priori sign the distance gradient of homes in the vicinity of a nuclear power plant. In this study, a hedonic model coupled with geographic information system (GIS) techniques is used to estimate housing price surfaces around two nuclear power plants in California. The use of GIS software allows more potential influences to housing prices to be accurately incorporated than previously included in hedonic studies. Based on the evidence from the plants chosen, these findings do not support the contention that negative imagery surrounding nuclear power plants or stored nuclear waste has a significant detrimental influence on residential home prices in the immediate vicinity of these facilities.  相似文献

The hedonic price method is used to estimate the relationship between residential property values and airport noise and proximity to the airport in the Reno‐Sparks area. Empirical results suggest there is a statistically significant negative relationship between airport noise and residential property values, with the average home in areas where noise levels are 65 decibels or high selling for about $2400 less than equivalent homes in quieter areas. However, in direct contrast to the study by Tomkins et al.(1998) who found proximity to the Manchester airport to be an amenity, this study finds proximity to the Reno‐Sparks airport to have a significant negative value.  相似文献

The analysis reported here suggests that the presence of a college is associated with house prices that are about 2.7 percent higher. However, the effect is caused only by 4‐year colleges, and the primary source of the effect is the degree to which the college is residential. Interestingly, the size of the college as measured by enrollment has no effect on house prices. While the results indicate that municipalities with a community college have a tax base that is 11.6 percent higher, evidence to support the claim that colleges cause the tax base increase is weak. Finally, neither the size of the college (measured by enrollment) nor the degree to which the college is residential has an impact on the tax base.  相似文献

Despite an increase of 200,000 jobs in business and professional services in the Atlanta metropolitan area between 1982 and 1997, the central city saw employment as a percentage of these services drop by approximately 20 percent. Most growth occurred in the northern suburbs, resulting in a dispersed distribution of business and professional services in Atlanta. To understand the spatial distribution and suburbanization of business and professional services in Atlanta, regression analysis was carried out for 1982 and 1992. Flexible female workers, corporate headquarters, well –educated professionals, and highway access turned out to be important location determinants, with the latter two being increasingly responsible for the suburbanization of business and professional services.  相似文献

Bunts [common bunt (Tilletia laevis and T. tritici) and dwarf bunt (T. controversa)] and smuts [loose smut (Ustilago tritici) and flag smut (Urocystis agropyri)] of wheat are important cereal diseases in most countries of north Africa and the Near East. There are no peculiarities in the occurrence of bunts and smuts, except for dwarf bunt, which is limited to high-altitude areas of Turkey, Iran and Iraq. Host adaptation, rather than topography, determines the distribution of the common bunt pathogens: T. laevis predominates in bread wheat, whereas T. tritici attacks both bread and durum wheat non-preferentially. Incidence of bunt- and smut-affected wheat heads is generally low, however the frequency of their occurrence in fields is high, indicating their potential threat. Some bunts and smuts occur on hosts other than wheat, for example, flag smut on Aegilops crassa, loose smut on Ae. geniculata and rye, and dwarf bunt on Hordeum and Aegilops spp. Genetic variability of the pathogens causing common bunt and loose smut was investigated. Chemical seed treatment is the most widely used control for bunts and smuts. Organic nutrients as seed treatments to control common bunt of wheat show considerable promise. Sources of resistance to loose smut, and common and dwarf bunts of wheat, are available in wheat and its wild relatives. Triticum boeoticum, T. dicoccoides, and Aegilops species represent excellent sources of resistance to common bunt. There are three major sources of resistance in durum wheats, Senatore Cappelli and Haurani, Jenneh Khetifa, and Mindum. Common bunt resistance genes Bt5, Bt6, Bt8, Bt9, Bt10, and Bt11, and several undescribed resistances remain effective in the screening field at ICARDA, Syria. After more than three decades of military authoritarian rule, President Suharto resigned from office in May of 1998 and peacefully handed power over to his vice‐president, B.J. Habibie. The ensuing period of transition can be characterised as a ‘critical historical conjuncture’, in that agents wielded a unusually large set of choices about the direction to take the country. This article explores this period, and examines both the roots of the historical conjuncture and its outcomes. It argues that long‐term factors laid the foundations for change, but short‐term factors shaped the timing and way the New Order would fall. It also argues that current outcomes attributable to the historical conjuncture include territorial resilience, a competitive electoral system, and paradoxically, elite entrenchment.  相似文献

With the strengthening of constitutional protection that legal private property is not to be encroached upon and the land usufructs paid regime are further clear, the regime of urban housing dismantling and moving is facing a vigorous test. This paper analyzes three problems: the justice of the withdrawal of land use right, the legality of the alteration of the land use right and the rationality of the compensation of the land use right during the urban housing dismantling and moving. 利用棉花生产系统时间序列数据,分析江苏省区域棉花单产、种植面积和总产等生产指标的变化特征及趋势,结果表明除苏南外,棉花单产呈增加趋势,苏中棉花单产减少的可能性大于苏北;种植面积呈明显减少趋势;总产变化区域间差异较大,全省棉花总产呈现减少趋势,苏南、苏中为明显减少趋势,苏北表现为增长趋势。利用综合增长率或减少率法,分别建立悲观、一般、乐观条件下的棉花生产系统预测方案,并以实际生产指标值为基数,预测未来棉花的单产、种植面积和总产。  相似文献

It has become a very common phenomenon that the influence of pit excavation to the adjacent environment, what corresponding measures should be taken in design and construction to ensure the safety of construction in process and existing has become a key part. This Paper analyses the influence of pit construction to adjacent tunnel by using the finite element software plaxis. The analysis results show that strengthening the palisade structure stiffness and partitioning symmetric excavation can significantly control the deformation of the existing tunnel. The design and construction of the engineering can ensure the safety of the existing tunnel compared with the conventional construction methods, and it also shows that preliminary analysis of influence to the adjacent underground building before pit excavation is very necessary.  相似文献
