In this paper the concept and active impaction on economy of timeshare were introduced. According to supply, demand and basic condition, developing timeshare estate were provided with basic condition in China. Analyzing the history of timeshare we can get the conclusion that it was unused real estate to startup the timeshare and so the development of timeshare in China have partly active effect. At last, in this paper the policy risk, consumption anticipation risk, lack of demand risk, product design risk, market orientation risk, system management risk, competition risk, internationalization risk, and market impression risk were analyzed except the market risk, business risk and polity risk and so on which were the common risks of real estate. And the countermeasure and measure how to promoting the development of timeshare estate were put forward.  相似文献

Under the condition of market economy, the price of goods changes with internal rule and relation of supply and demand in the micro-market. Because of complexity of real economic system, the fact that supply is not all equal to demand every time needs use the disequilibirium analysis which nears well reality instead of traditional equilibirium analysis. In the state of disequilibirium market, according to the adjustment function for market and under synthesizing two basic adjustment equations of price, the stability of price for disequilibrium system has been studied based on the equations of supply and demand and using the adaptive expectation mode to forecast price .These conditions of stability of the system have also been given, which benefit to study structure and capability so as to search for dynamic law for the economic system .  相似文献

In this paper, primarily, the real estate mortgage reform by the Central Bank of China is introduced. The influence of the reform on Chongqing Real estate enterprises by analyzing the problems existed in real estate development in Chongqing is expounded. To decrease the influence, the developer and the government should make efforts together. For the developers, they can find more ways to finance the projects, optimize the products supply system and strengthen the risk-resisting abilities. Whether the international economic and financial environment pressure or domestic economy grows dynamical inadequacy suggests that the economy may enter a downward cycle in 2012. Policy is still the most important factor which will determine the trend of the real estate market. In the face of tighter monetary environment, limiting the purchase, credit limit, limit and strict regulation of real estate and the rapid growth of the low-income housing supply, housing price quantity fall into a downward trend, market situation is complex and severe. Strengthening the construction of internal control in the real estate enterprise is effective means to manage enterprise strictly, innovate in management, improve management efficiency ,prevent various risks, achieve business objectives and goals .Through the internal control principle in the real estate and the necessity of analysis , the paper presents the main control measures in the real estate development process.  相似文献

The real estate investment trust (REIT) as a new tool of real estate investment is introduced in this paper by the way of analyzing the status quo of real estate circulation funds. The importance of developing REIT in China is analyzed. Referring to the foreign experience, the basic principles, classification of REIT and the different characteristics for the investors and the real estate companies are introduced. The difficulties in developing REIT in the capital market and in the investment market in China are discussed. The countermeasures to deal with the situation are presented. REIT is valuable in forming the real estate investment market and healthy development of real estate.  相似文献

叶类蔬菜因其不耐贮运而在北京市场的自给率高于果类蔬菜,在空间流通方向上也与果类蔬菜有明显区别。价格作为自动调控蔬菜空间运销方向的指挥棒,对调节蔬菜供求有明显作用。通过研究京津冀鲁辽代表性批发市场间的芹菜价格传导关系发现,北京市场的芹菜价格向河北、天津有较强的传导作用;河北市场对北京芹菜价格变动呈同向反应且传导强度由强转弱,天津市场对北京芹菜价格冲击的反应更迅速。京外市场芹菜价格变动方差由北京解释的部分在30%以下,但北京市场价格变动对河北和天津芹菜价格方差的贡献度均在80%以上。可见,京外市场芹菜价格变动对北京市场的影响较小,但距北京较近的河北和天津市场,其芹菜价格变化受北京影响则较大。提高芹菜为代表的北京叶类蔬菜自给率,及其在环北京市场的价格与供求信息互动程度,对保证芹菜价格平稳并提高资源配置效率具有重要意义。  相似文献

After China's entry into WTO, some well-rounded foreign real estate agencies and home financial company have entered into China's real estate market. Encountered with gradually matured market, the real estate enterprises pay more attention to the issue of how to preserve the biggest profit space. In this paper, the cost management will be investigated deeply and related measures will be put forward. This paper follows the principle of standing out the emphasis and exploring deeply the essential problem. With the theory-coupled-examples method, the fundamentality of cost management in decision-making and programming design stage is studied. The object system method is used to evaluate the quality of the decision-making and using compound engineering designing principle to manage the cost. The results prove that the decision-making as well as programming design stage is the key of cost management, which should be taken seriously by China's real estate enterprises.  相似文献

With incessant development of Chinese real estate market, the amount and size of real estate corporations are enlarging rapidly and the real estate corporation investment goal is tending to become divertive. So it is especially important to understand rightly the investment goal of the real estate corporations. This paper analyzes the unbalance phenomena of real estate corporation investment under the environment of high profit margin and discusses the serious aftereffect from this unbalance. Finally this paper brings forward the right order of investment goals for the real estate corporations in order to contribute to a nicer performance of real estate corporations in establishing sustainable development stratagem.  相似文献

The authors determine the index system and the index weight of capability of real estate by applying Delphi method and AHP method, and found the fuzzy comprehensive evaluation model of capability of real estate. They creates the model of capability Vs. price based on value engineering theory. The authors analysis detailedly deciding method of capability Vs. price of real estate combined with a practice example and application. The method adapts to a house as well as the type of the house. Based on the Modigliani's Life-Cycle Hypothesis of consumption,and relevant data,the paper empirically studies stock market and real estate market wealth effect in China by using the method of unit root test and cointegrating regression.The results show that,regardless of short-run effect and long-run effect,the stock market wealth has significantly negative effect on civil' consumption level,but real estate market wealth or housing market wealth has significantly positive effect on civil' consumption level.  相似文献

In conjunction with the current situation of the real estate market in China, the main influence caused by the credit and loan adjustment policy is analyzed. On this basis, it has proposed some suggestions on how to strengthen the competitiveness and ability to resist risk of the real estate enterprise. At the end, it is emphasized, that the credit and loan adjustment policy not only makes the enterprise under enormous pressure, but provides a great opportunity of reducing rivals and expanding its own scale to those really powerful real estate enterprises. ABSTRACT Existing analyses of electricity deregulation have focused on situations where horizontal market power is present. This paper instead evaluates a market where a competitive outcome is more likely. Competitive market supply and demand curves for electricity have been simulated for a twenty‐state region. These simulated supply and demand curves are used to predict short‐run and long‐run prices for electric power. Many consumers will see a drop in the portion of their electric bills accounted for by the current economic costs of supplying them with electricity. Adjustments to consumers’ bills for stranded cost recovery will be determined by legislators and regulators on a state‐by‐state and utility‐by‐utility basis. Because of excess capacity that currently exists in the industry, the decline in prices will be greater in the short run than in the long run.  相似文献

Although it is not long since the Chinese real estate appraisal agencies appeared in China, they have been developing quickly. With the increase of real estate appraisal portfolio, the number of real estate appraisal agencies in the market also increases. However, because of the loose management in this field, there are many operation that are not standard and not allowed by the operating rules. Although the commercial real estate in our country has made a great progress in these years,the vacancy rate is very high.It is not only a loss to the developer,but also a waste to the social resources.As keen competition between the commercial real estate developers is on coming,the market orientation will be decisive.The Analytic Hierarchy Process(or AHP) is a qualitative and quantitative analysis method,the application of which to the business orientation can make our item more easily to succeed.In this paper,the AHP is applied to the market orientation of an item in Shenzhen.It is hoped that this will contribute to raising the decision accuracy,by formatting pair wise comparative matrixes according to the rate of contribution the variant factors applied to the target.  相似文献

本文以黑龙江为例研究大豆价格波动影响因素,从供给、需求、国家政策、国际市场的影响、市场流通的角度分别进行定性分析,在从中选取几个主要影响因素,收集相应的数据,建立了黑龙江省大豆价格波动影响因素的多元回归模型,用SPSS软件对所从统计年鉴和官方统计资料中收集的数据进行处理,确定这些影响因素对大豆价格波动的影响程度,最后根据模型处理的结果提出我省应对黑龙江省大豆价格变动可以采取的相应政策建议,以便大豆主产区的黑龙江省大豆产业更好更快的发展。  相似文献

Our research evaluates and compares the effects of three land‐related policies on land development in a sprawling metropolitan area during a real estate boom and a recession. Our findings suggest that during a real estate boom 1) the urban growth boundary (UGB) serves its purpose of attracting urban development inside the given boundary during a boom while its effectiveness diminishes with increased development pressure from lower‐valued land outside of the UGB during a recession period, 2) the agricultural zone works well for restraining new development during a boom period while agriculture zoned parcels are more likely developed during a recession period, and 3) an increase in the land‐value tax bill increases the incentive for development during a recession period while higher tax bills do not affect development during a boom period. In anticipation of a re‐emergence of urban sprawl with the recovery of the real estate market, our findings imply that land planners and others concerned with sprawling development should pay more attention to development in sprawl‐prone areas during recession periods.  相似文献

摘要:利用福建鳗鱼制品出口贸易数据和FAO渔业统计数据,分析1997-2010年福建鳗鱼制品出口贸易额、出口结构以及出口价格变动。结果表明:福建该类产品在国际市场中占据重要地位,其出口额在近十年呈现下降趋势,但2010年有较大的提升;出口市场高度集中于日本市场,但近些年集中度有所下降;福建鳗鱼制品的出口价格和该类产品的国际市场价格存在很强的相关关系,该产品国际市场供需基本平衡,不存在产品差异性。最后,本文在得出结论的基础上,提出进一步提升该类产品出口的政策建议。  相似文献

Mortgage-backed securities(MBS),originated in the U.S.and introduced into China in 2005,is a vehicle for real estate finance.This paper describes their history,mechanism,development,theory and experiences in the USA and other countries.In China,the real estate finance is partitioned into four stages: first,non-finance stage(1949-1977);second,sprouting stage(1978-1997);third,inceptive stage(1998-2004) and the fourth,developing stage(2005-),and it is distinguished from the finance of Real Estate Development firm.The differences between them are in following aspects: object,objective,mode and risk.This paper analyzes the institutional defects in view of the policy environment,the primary market of MBS,the secondary market of MBS,and offers countermeasures: first,setting up National Housing Mortgage Management Institution,second,enlarging the service scope of housing mortgage-backed loan,third,differential loaning,fourth,regularly issuing the pricing of housing construction;fifth,normalizing the institutional investors.  相似文献
