区域间相互作用对农用地基准地价影响的初步研究

准确评估农用地基准地价是保障失地农民合法权益的前提.在理论分析区域间的相互作用对农用地基准地价影响的基础上,引入修正的引力模型和区域基准地价影响力模型,对农用地基准地价进行修正,弥补了当前仅从农村内部来评估农用地基准地价所带来的弊端.研究结果表明,区域间的相互作用与农用地基准地价分布成正相关,修正后的农用地基准地价与用传统方法计算的农用地基准地价在空间分布上基本一致.

Effect of regional interaction on benchmark land price of agricultural land

Accurate evaluation of agricultural land is the premise to guarantee the legal rights of farmers. Based on the theoretical analysis of the influence of spatial interaction to the agricultural land benchmark land price, the gravity model and the regional benchmark land price impact model are introduced to make up the current defects that only from the rural. The results show that the interaction among regions has positive correlation with the benchmark land price of agricultural land distribution. The updated benchmark land price of agricultural land and the benchmark land price of agricultural land calculated by traditional method are in the same spatial distribution.
