摘    要:基于Hedonic理论,借助SPSS软件,构建了西部农村小城镇二手房特征价格模型,确定影响该地区的主要特征价格因素有房屋面积、房屋配套设施、交通条件及是否有物业.认为建立Hedonic模型对估算西部小城镇二手房价格、为购房者提供购房意见有很大作用.

Abstract:Taking Gaolan county of Lanzhou city as example,the second-hand house features price model of western rural towns were constructed by the SPSS software based on the theory of Hedonic price model.The result showed that the main feature price factors influencing the district were building areas,houses facilities,traffic condition and having property management or not.It was thought that constructing Hedonic model was very important for estimating the second-hand house price of western towns and providing suggestions for homebuyers.
