摘    要:土地的预期基准地价评估工作是目前我国土地估价领域研究的新课题,其工作思路和评估方法均处于初期探索阶段.从预期基准地价的内涵、技术思路、工作方法等角度出发,着重探讨了预期基准地价这一新的评估概念和评估思路,并与传统意义上的基准地价从内涵、评估方法以及成果表述等方面进行了对比,旨在探索一种新的工作方法和技术手段,为我国越来越多的类似尚未成城或正在开发建设的新城的基准地价评估工作找到一种新途径.

Abstract:The appraisal of anticipative standard land price is a new topic of land appraisal researches.The paper discusses the content of anticipative standard land price,compares the connotation and the appraisal methods and the expressing result with of the conventional standard land price,puts forward the thought on the anticipative standard land price appraisal.The purpose of paper is to explore some new working approach and technical means for appraising standard land price of new towns which are building and developing.
