摘    要:结合空间分析方法和Hedonic模型,采用ArcGIS、Surfer、SPSS等软件,以成都市为例,对城市住宅价格空间分布特征及其影响因素进行系统性分析。结果表明:成都市主城区住宅价格总体上以城中和城南为双核心,呈马蹄状向四周逐级递减;成都市住宅价格在空间分布上呈明显的正相关性,具有相似价格的住宅呈现集聚特点;楼盘档次、区位条件、环境因素、交通可达性,历史与人文等因素是影响成都市住宅价格空间分异的主要因素。

Study on the Spatial Distribution of Housing Price and Its Influencing Factors in Chengdu Based on GIS and Hedonic Model

Abstract:Based on the spatial analysis method and Hedonic model,by adopting ArcGIS,Surfer,SPSS and other software,the paper systematically analyzed the spatial distribution of housing price and its influencing factors in Chengdu.The result indicated that the house price in urban areas of Chengdu showed an overall horseshoe-shaped decreasing trend from middle and south Chengdu to the surrounding areas;the spatial distribution of its house price presented significant positive correlation,the houses with similar price usually clustered together;and the difference in the spatial distribution of house price in Chengdu was mainly attributed to the house quality,location,environment,transportation,history and culture and other factors.
