GIS空间分析支持下的城市地价分布研究--以江苏省镇江市为例

以江苏省镇江市为研究区,对商业用地市场交易样点进行选择,在Arc/Info8.1地理信息系统的支持下,采用Or dinaryKriging插值,提取地价分布信息,生成商业地价等值线。结果显示:①镇江市商业地价中心分为两级,1级中心1个,次级中心4个;②商业地价空间分布形态呈辐聚状,辐聚中心在大市口附近;③地价等值线在1200元·m-2以上,围绕中心有规则地扩展成同心圆结构,1200元·m-2以下,产生次级地价中心;④商业中心与地价中心的分布有较强的一致性。上述结果表明:采用GIS空间分析对市场交易样点进行插值,进而研究城市地价分布规律,方法简单、分析结果误差小、结果可信。

City land price distribution researching in GIS spatial analysis --A case study of Zhenjiang City

The city land price distribution of Zhenjiang City is researched by GIS.The exchanged samples of commercial land are selected.And then,the price distributing of the city is calculated by GIS spatial analysis module of Arc/Info 8.1,and the database of land price distribution is set up by Kriging Analysis.The error analysis indicates that the frequency distributing of the samples presented as Normal Q-Q Plots,so the result can be accepted.In the last,the database of the land price section is cluster analyzed,and the results show that there are two level of business land price center in Zhenjiang City,and one center in the first class and four centers in the second class.The layers have been piled up and we can conclude that there are consistency between the distribution of business center and land price center.In this,we can take a conclusion that city land price distribution could be researched in GIS spatial analysis,and the results are believable.
