摘    要:目的]解决在基准地价评估时,解决某一级别范围内无地价样点或地价样点数量不能满足数理统计要求时如何确定基准地价的问题。方法]通过建立土地级别和已测算级别基准地价之间的数学函数关系,经过对比分析研究,选择合理模型,计算无地价样点或地价样点数量不足土地级别的基准地价。结果]经研究土地级别和基准地价分布规律的分析得出,级别和基准地价之间呈指数关系并建立相关模型,确定了无地价样点的末级土地级别基准地价,通过实例验证,基本符合当地实际。结论]应用数学模型计算无地价样点或地价样点数量不足情况下的级别基准地价是一种行之有效的方法。

Research on Evaluation Method of Standard Land Price under Conditions of Sampling Points without Price or Insufficient Quantity

Abstract:Objective] The study aims to resolve the following problems:at the time of standard land price evaluation,within the scope of certain level,the sampling points have no prices or the quantity cannot meet the statistics requirements,which makes it impossible to apply average method of land price of sampling points to calculate standard land price.Method]Through setting up the mathematical function relationship between the standard land prices of land levels and the calculated levels,based on the comparison and analysis,the selection of rational model,the calculation of the standard land prices of the land levels with the sampling points of no price or insufficient quantity,and finally verification,the standard prices of different land levels were determined.Result] Through analyzing the distribution of standard land price and land grade and establishing the mathematical model index between them,curtained the relation between the standard land price of the end class samples without sampling price,which in line with local conditions.Conclusion] It is concluded that this is an effective method to apply mathematical model to calculate the standard land prices of different levels under the conditions of sampling points of no price or insufficient quantity.
