江西农用地分等定级估价成果在征地制度改革中的应用——以进贤县为例

当前征地制度存在着诸如征地补偿标准偏低、同地不同价等问题,使我国的耕地资源锐减,耕地保护政策很难落到实处,农民利益得不到有保护。根据农用地分等定级估价成果,结合江西省进贤县实际,具体实践了利用定级估价成果测算征地区片综合地价的思路,同时提出在区片综合地价基础上结合分等成果确定征地范围的思路,对进行合理征地具有一定的指导意义。

By far,the institution of land expropriation has many problems in the implementation.For example,the standard is somewhat low,the same place but different price and so on,which make the farmland resources sharply declined,the institution of farmland protection unimplemented in fact,and farmer's benefit not able to be effectively protected.According to the achievement of farmland appraisal,combined with the situation of Jinxian County in this article,the thinking that surveyed the area comprehensive land value with the help of the achievement of farmland appraisal,was specifically practiced the thinking that requird the land according to achievement of farmland classification on the basis of the land area price was simultaneously proposes,which had the certainin struction significance to reasonably require the land.
