农户宅基地退出意愿及其影响因素分析——基于陕西省农户的调研

为解决城市发展建设用地不足与农村建设用地低效利用的矛盾,各地积极探索与推进宅基地退出工作。从农户宅基地退出意愿的视角,利用陕西省户县、武功县和杨陵区农户的调研资料,构建Logistic回归模型实证分析农户宅基地退出意愿及其影响因素。研究结果表明:年龄、家庭人口数、房屋建造样式与房屋修建年限对农户宅基地退出意愿具有极显著影响,居住满意度、经济收入来源、家人工作稳定度、政策态度与政策执行担忧具有显著影响。并根据研究结果为合理有序推进农村宅基地退出工作提出建议。

Analysis on the Withdrawal Intention of Farmers' Homestead and Its Influencing Factors——Based On the Survey of Rural Households in Shanxi Province

For the sake of solving the contradictions between the shortage of urban construction land and the inefficient use of rural construction land, withdrawing homestead was actively explored and promoted in different regions. From the perspective of farmers' homestead withdrawal, the Logistic regression model was constructed by using the investigation data of farmers in Hu County, Wugong County and Yangling District of Shanxi Province, and the intention to withdraw from homestead and its influencing factors were analyzed. The results showed that: age, family population, housing construction style and age of housing construction had extremely significant influence on the rural homestead withdrawing, housing satisfaction, economic income sources, family work stability, policy attitude and policy implementation concern had significant influence. According to the results of the study, some suggestions were put forward to promote rural homestead withdrawal in a reasonable and orderly way.
