林地期望价法的修正

摘    要:为了修正实践中林地期望价法对林地资产评估过高的现象,笔者将机械设备的修复费用法、房地产的假设开发法和成本法以及异龄林的收益现值法与其对比分析.结果表明:发现评估过高的价值中,含有投资后无限期内林地增值收益和投资者的合理利润,由此推演出资本构成分成法,修正了林地期望价法.
